Condo developer to appeal rejection of Bay Harbor Islands project on historical grounds

Developer P3 Investments plans to appeal the recent rejection of its condominium project in Bay Harbor Islands by the county’s historic preservation board.

Under its plan, the 35-unit Bay Harbor Continental co-op building at 1135 103rd Street would be demolished to make way for a seven-story condo with 28 units that the developer believes would be valued at $100 million. Italian design firm Pininfarina opened an office in Brickell to work on the project and expand into the Miami market.

However, the building from 1958 was previously designated by the county as historic based on its MiMo style architecture. Arquetectonica co-founder Laurinda Spear provided a letter on behalf of the developer saying the building “is not a significant example of MiMo architecture”. Architect Charles McKirahan designed the building, although it’s now in need of some repairs.

On Wednesday, the county’s historic preservation board rejected P3’s proposal. Bradley Gerber, a spokesman for the developer, said they will appeal to the county commission and it could be heard in late June.
