A 13-story office condo tower has been proposed on the edge of Aventura by a group of local developers.
WD 19790 LLC, a joint venture between Prive Group and H&M Development, filed an application with the county to build its project at 19790 West Dixie Highway, not far from the Aventura Mall. The plan calls for 109,156 square feet of office, 980 square feet of retail, a parking garage and two townhomes behind the building.
Prive Group Principal Javier Rabinovich said the project would be called Forum Aventura. They hired Arquitectonica as the designer.
They plan to incorporate artwork throughout the building and add a rooftop lounge with a terrace.
Rabinovich said the office market is strong in Aventura, with average rents above $40 per square foot. There’s a lot of demand from outside the country with people looking to establish offices in Aventura and many of them are more comfortable owning than leasing, he added.
The developers acquired the 0.87-acre site for $2.4 million in February. Rabinovich said that part of West Dixie Highway is desirable because of its proximity to the mall, a new apartment complex by Gables Residential and several new hotels.
Rabinovich also said that Prive Group is close to filing an application to build another office building near Aventura, this one a 100,000-square-foot rental.
