Four major development projects on Broward agenda

The Broward County commission will give four big development proposals their first hearings at its April 28 meeting.

Walmart Stores East (NYSE: WMT) and Aventura-based Master Development want to build a shopping center in Miramar.

The project would be at the 29-acre site at the northeast corner of Miramar Parkway and Flamingo Road. Walmart acquired the property for $10.22 million in 2005. The plans call for commercial buildings of 210,000 square feet and 43,000 square feet plus a 3,500-square-foot bank.

Headed by Robert L. Shapiro, Master Development is the group behind the DaniaLive Marketplace project near Interstate 95 in Dania Beach.

Sheridan Station proposed near Tri-Rail

Years after its original development plans expired during the recession, the Sheridan Station project in Hollywood is moving forward.

Palm Beach Garden-based Ram Development Co. has the option to purchase 39.7 acres on the west side of Interstate 95 between Sheridan Street and Taft Street from Miami-based Okomo Associates, managed by David O. Deutch and Mitchell. M. Friedman. The site currently has a parking lot for Tri-Rail, a mobile home park and a historic coral rock house.

The developers have proposed building a 280,000-square-foot parking garage with 793 spaces for Tri-Rail, 300,000 square feet of commercial/retail space, 245,000 square feet of office space, 150 hotel rooms, 550 high-rise units and 500 garden apartments. The coral rock house would be preserved and surrounded by a 6-acre passive park.

Apartments planned near Shops at Pembroke Gardens

An apartment project with 280 mid-rise units is planned near the Shops at Pembroke Gardens.

Commercial developer Duke Realty submitted the proposal but it will likely sell the land to a residential developer should it win approval. The 8-acre site on the southeast side of the open-air shopping mall was previously approved for offices, but the developer decide to build offices on another piece of the property instead.

Another 60,000 square feet of retail/commercial buildings are also in the works for the site.

Industrial/commercial project planned in Pembroke Park

A group of landowners want to build industrial and commercial buildings in Pembroke Park.

The project would be at 3799 Hallandale Beach Blvd. and the land behind it along a lake that has been partially refilled to allow for development. There are four landowners in the proposal for the 8.8-acre site.

Westwind Constracting, managed by Waldemar Polizzi and Marion Mosley, and 3799 Hallandale Holding, managed by Mosley, would like to build a 40,000-square-foot industrial building and a 25,000-square-foot commercial building on their two parcels. They would maintain the 8,467 square feet of existing office space.

Riking Enterprises III, managed by Ricardo Kuperman, would build 70,000 square feet of industrial space. Finally, the Town of Pembroke Park would build a 15,000-square-foot municipal maintenance facility.
