Five big development proposals on Broward agenda

Sabbia Beach will have 72 units in Pompano Beach.

Fernbrook Florida has requested approval for 73 condo units in its Sabbia Beach project, one of five big development projects on the Broward County Commission’s April 14 agenda.

The 19-story building would rise at 730 N. Ocean Blvd. in Pompano Beach. The land could also have nine town homes. The developer wants the previous approval for 50 high rise units and nine town homes increased by 23 condos.

It acquired the 2.2-acre site for $10.5 million in May 2014. Pre-construction prices start in the low $900,000s.

The developer is a partnership of Fernbrook Homes in Canada and Federico Fernandez, head of Venezuelan developer Grupo Fernandez.

Townhomes proposed in Oakland Park

K. Hovnanian wants to build 40 town homes in Oakland Park.

The Pointe at Middle River would be located at 2900 N.E. 12th Terrace, which is along the North Fork Middle River. The homebuilder acquired the 3.4-acre site for $17.75 million in 2006.

K. Hovnanian is also building single-family homes in Parkland.

Commercial building planned in Pembroke Pines

A 60,000-square-foot commercial building has been proposed near the Shoppes at Pembroke Gardens in Pembroke Pines.

PP Omni Ventures, a joint venture between East Syracuse, N.Y.-based Point Five Development and Weston-based Jafrejo Holdings, managed by Jack Flechner, Frederick Burgess and Joseph Sloboda, wants to build it on a 5.65-acre site on the west side of Southwest 145th Avenue just south of Pines Blvd. It acquired the property for $7.92 million in May 2014. The commercial zoning could include retail uses.

Duke Realty is also building a 143,535-square-foot office building near the open-air mall.

Pembroke Pines wants civic center

The City of Pembroke Pines asked the county to rezone its 15-acre park at Washington Street just west of Palm Avenue for a civic center.

The 175,000-square-foot civic center would also have its city mall and municipal offices. It also wants a 15,000-square-foot art gallery on the site. The facility would have 3,500 seats.

That’s part of its City Center project, where private developers are building housing.

Target-anchored center could get Starbucks and Chipotle

The owner of the Target-anchored shopping center at S. University Drive and Stirling Road in Davie wants to construct a building for two new tenants.

Starbucks and Chipotle would occupy the 6,850-square-foot building in what is currently the parking lot of the shopping center. Target Corp. wants the allowable commercial space increased from 275,000 square feet to 290,000 square feet.
