Hollywood to consider tower by Related Group, 13th Floor and Key International

A trio of developers are seeking approval to build the Hyde Beach House hotel and condominium in Hollywood.

The city’s Planning and Development Board will meet on July 9 to consider the proposal by PRH 4000 South Ocean LLC, a joint venture between Miami developers the Related Group, 13th Floor Investments and Key International. The 42-story building would have 265 hotel condo units, 77 residential condo units and an 868-space parking garage that would be valet only. The residential units will range from one to three bedrooms and be offered the same level of hotel service such as housekeeping and food delivery. The hotel condos can be used by owners up to 150 days a year and will otherwise be part of the hotel’s booking pool.

The amenities of the $200 million project would include a pool with cabanas, a barbecue deck, tennis courts, an outdoor movie theater, a gym, a restaurant, a water sports club, and meeting rooms. It was designed by CFE Architects. The interior designer is Debora Aguilar.

The developers said the units will be priced at an average of $600 per square foot. The project will have 404,100 square feet of saleable area. Buyers will be required to make 50 percent deposits, with 10 percent at reservation, 10 percent at contract, 20 percent at ground breaking and 10 percent at top off. The projected maintenance fees are 95 cents per square foot.

The 2.4-acre site at 4000 S. Ocean Drive was acquired out of foreclosure in August 2014. It’s along the Intracoastal Waterway.

The Hollywood/Hallandale Beach market has the second-most new condos proposed in the region after downtown Miami. New projects include Apogee Beach, Hyde Resort and Residences, Oceanbleau and Melia Costa.
