Hotel, two residential projects proposed in Miami-Dade County

Developers submitted plans for a new hotel and two rental communities in unincorporated Miami-Dade County in recent weeks.

First, a hotel is in the works on the outskirts of ZooMiami, in an area that could also have a theme park.

Nava Land filed an application with the county to build a 124-unit Value Place Hotel at the southeast corner of Southwest 160th Street and Southwest 117th Avenue. The four-story building would total 147,276 square feet and have 136 parking spaces. It’s on the edge of U.S. Coast Guard-owned land.

The Miami Wilds theme park has been proposed on a nearby site. There aren’t many hotels in the area.

The agricultural property was acquired in a $3.93 million deed-in-lieu of foreclosure in 2012. It was previously seized by First Bank of Miami, which was later sold to Apollo Bank. Nava Land is headed by Raul R. Garcia, the former executive chairman of First Bank of Miami, on behalf of a company based in Luxembourg.

Miami attorney Melissa Tapanes Llahues represents the developer.

Townhome project proposed in southern Miami-Dade

An affiliate of Miami Lakes-based Centennial Management Corp. wants to build an affordable housing project in the Naranja area of southern Miami-Dade.

LVS Naranja’s Orchid Estates project would have 319 garden-style apartment units on the 10-acre site at the southwest corner of Southwest 146th Court and Southwest 264th Street. It’s just west of U.S. 1.

The developer recently filed an application for the first phase of the project on two acres. It would have 74 affordable rentals in three-story buildings, plus a clubhouse and a pool.

The entire site was purchased for $2.9 million in 2005. Centennial Management Corp. also owns the nearby Naranja Villas community.

Residential project sought near Homestead

Alaimo Investments wants to build a residential project just outside Homestead.

The Miami-based company managed by Calogero Alaimo and Vincenzo Alaimo filed an application to build 48 units for a combined 50,584 square feet at the southeast corner of Krome Avenue and Southwest 298th Street. The site is currently vacant and zoned commercial.

The developer acquired the 4.6-acre property for $1.75 million in 2009.
