Proposed apartment tower at Dadeland Metrorail would have 294 units

Adler Group and 13th Floor Investments revealed the size of their proposed apartment tower at the Dadeland North Metrorail Station in an application to the county.

The Miami-based joint venture partners acquired another developer’s lease from the county in April 2004 for $6.2 million, with the county receiving 5 percent of the proceeds as per its lease agreement. The 0.9-acre site is at 6900 S.W. 84th Street near the Dadeland North Metrorail Station, which is the third-busiest station on the county’s rail system after Government Center and Dadeland South.

The county reports that 21.6 million trips were made on the Metrorail during the fiscal year ended Sept. 30, 2014.

According to the development application filed by Adler Group and 13th Floor affiliate Pellinore Dadeland, they plan to build a 25-story tower of 267,730 square feet with 294 units. That would include 7,964 square feet of ground floor retail plus a coffee shop. The site plan by Corwil Architects shows an amenity deck on the sixth floor featuring a pool, fitness center, yoga room, and lounge.

On March 3, the Miami-Dade County Commission will vote on amending Pellinore Dadeland’s lease, which is for the third phase of development on county-owned land at that station. The lease term would be extended by 20 years to span 90 years, generating additional revenue of about $11.9 million for the county. The lease rate would increase from 4.75 percent of gross income currently to 5.75 percent for the first five years and then 5.35 percent thereafter.

The developers have yet to announce the name of the project. More details are expected soon.
