Rilea Group proposes apartments/retail near Dadeland Metrorail station

Rilea Group filed an application to Miami-Dade County to build a pair of apartment and retail towers near the Dadeland North Metrorail Station.

The two-acre site is the southern end of the Ludlam Trail owned by Florida East Coast Industries, which wants the county to approve building a linear park along the 6.2-mile abandoned railway. The plan also calls for commercial and residential development at busy nodes of the trail, one of them being Dadeland North.

The property Miami-based Rilea Group has under contract is at the southwest corner of Southwest 70th Avenue and Southwest 85th Street. It’s between the busy Metrorail station and the Dadeland Mall. Rilea Group executive Diego Ojeda declined comment. The company has extensive experience with multi-family projects, including One Broadway at Brickell, Met 1 Miami and the Bond.

Its plan, titled Dadeland Apartments, calls for 416 apartments ranging from studios to three bedrooms, 22,707 square feet of retail space and 513 parking spaces. The parking requirements were reduced to one space for every apartment, plus some extra slots for the retail, because it’s near public transit. Each tower would rise 12 stories and have a rooftop pool deck.

The project was designed by Nichols Brosch Wurst Wolfe & Associates with Mariano Corral as the landscape architect.
