Three big projects proposed in Palm Beach County

Three significant development projects have been submitted in the unincorporated region of Palm Beach County in recent weeks.

The two residential and one commercial project are being considered by the county’s planning and zoning board.

In the largest proposal, a 37-acre site at the northeast corner of Lake Worth Road and Lyons Road could be rezoned for 184 homes. The four parcels there are owned by the Bishop of Diocese of Palm Beach,Herbert F. Kahlert and Lyons Petroleum. The only structure there now is a gas station.

The developer previously secured approval for a 75,280-square-foot retail complex and a 3,820-square-foot financial building. According to the application, the owners would rather pursue residential development because of the current market conditions so they want to increase the allowable residential density from two units per acre to five units per acre.

Expanded apartment complex

The Wellington Club apartment complex at 9855 Heron’s Nest Court could add another 48 units.

Woodwind 2007 LLC, a Miami Beach-based company managed by Grant T. Cardone, filed an application to build two buildings of 24 units each on the last vacant part of the community. It currently has 202 apartments, plus a clubhouse and daycare center, on 36.3 acres.

Commercial development on Woolbright Road

HDRS LLC, a Boca Raton-based company managed by Hardail Sibia, wants to build a commercial project on the south side of Woolbright Road just west of Jog Road.

The developer proposed 20,000 square feet of medical office space and 19,530 square feet of general commercial space. It acquired the 3.6-acre site for $1.14 million out of foreclosure in 2013.

Sibia owns two medical office buildings just south of there.
