Two big residential developments proposed in Boca Raton

A golf course and a business park in Boca Raton could be converted to residential under two separate development proposals that were recently filed with the city.

Residences at Broken Sound, an affiliate of New York-based Praedium Group, submitted an application to demolish the two office buildings at 5500 Broken Sound Blvd. and construct five three-story apartment buildings. The 180 units would total 194,031 square feet.

The 9.1-acre site in the Park at Broken Sound (formerly the Arvida Park of Commerce) currently has 86,384 square feet of office space built in 1979. It was formerly occupied by Siemens.

The developer purchased the property for $14.8 million in September 2014.

This marks the sixth residential project proposed in the business park since it was rezoned to allow more flexible uses. The other developer with approved or proposed residential projects in the Park at Broken Sound are Liberty Property Trust, CC Residential, Danburg Properties, Gard Development and Schmier & Fuerring Properties/Altman Cos.

Golf course would become homes:

The golf course at the center of the Hidden Valley neighborhood could be developed as 101 single-family homes.

Property owner Boca Raton Executive Country Club Corp., managed by Rae Kotler and Sharlane Packar, wants to secure a residential zoning for the 55.1-acre site at 7601 East Country Club Blvd.

The golf course has been closed since 2006 and the clubhouse was demolished.
