West Palm Beach grants last major approval for 1.1M-square-foot Transit Village

Transit Village is seeking approval for 1.1 million square feet in West Palm Beach.

The massive Transit Village project in West Palm Beach cleared its last major hurdle after it was unanimously approved by the city’s Downtown Action Committee on Wednesday.

The transit-oriented development led by Mike Masanoff has been nearly a decade in the making. It required approval from not only local and county officials, but federal and regional transportation authorities. It’s connected to a Tri-Rail Station at 203 South Tamarind Ave. that runs through Broward County down to Miami International Airport in addition to the county bus system. The Tri-Rail line is expected to expand to downtown Miami by 2017 and to Jupiter by 2018.

Transit Village spokesman Bruce Lewis said groundbreaking could occur as early as January 2016. The project was designed by Beck Group. Masanoff has yet to select a general contractor. The next step is to lock in the financing and prepare to file for construction permits, Lewis said.

This is the second transit-oriented development in the city. Two blocks away, All Aboard Florida plans to build 275 residential units, 13,472 square feet of ground-floor retail/restaurants, 3,668 square feet of office, and an 800-space parking garage with an amenity deck to compliment its passenger rail station. All Aboard Florida will connect West Palm Beach with Miami, Fort Lauderdale and Orlando.
